The market, as we practise it

Bali carries one of Southeast Asia’s deepest tourism rental markets, fed by an international clientele year-round. It is also a market decided in execution: land quality, title verification, and keeping a worksite honest under a climate that forgives nothing.

We publish no market projections. What we publish are operations carried through: their places, their vehicles, their reports.

Our presence on the ground

Files are born in the field: local-network origination, repeated visits, independent counter-appraisals, land-title verification before any commitment. Worksites are closely monitored — formwork, drainage, timber species — and rental operations are documented to investors, figures included, in the private space.

The assets we look for

Seafront and wellness villas, boutique hospitality — built for the climate, in local timber and stone. We build to last under humidity, salt and seismic risk: our tropical and seismic construction guides describe, standard by standard, what that requires.

Our approach

The method does not change: one operation retained out of twenty reviewed, one dedicated vehicle per operation, governed in writing, domiciled where it is administered — with the house’s own capital committed alongside investors’. Foreign ownership in Indonesia has its own rules (long leaseholds, dedicated local structures): every structure is documented before the first euro is called.

What the jurisdiction imposes

Indonesia reserves freehold land ownership for its nationals: a foreign investor works through long-term leasehold or a dedicated local structure — two legitimate routes with very different effects on duration, transmission and exit. Can a foreigner own a villa in Bali?
Not through direct freehold: Indonesian law reserves it for nationals. The practicable routes are long-term leasehold and dedicated local structures. Our Bali guide and the “Leasehold or freehold” text detail these regimes, with official sources.
Who holds the asset in a house operation?
A dedicated vehicle, incorporated for the operation, governed in writing and domiciled where it is administered. Investors subscribe to the vehicle; the house co-invests and administers.
How are worksites monitored from 9,000 kilometres away?
Through a real local presence: visits, counter-appraisals, staged acceptance, and dated reports filed in the private space. Three operated villas and a hotel under construction document this practice.
What is the entry ticket?
From €10,000 depending on the operation, reserved for qualified investors after review of the access request.
