Andorra, mountain property held year-round

Andorra is the alpine geography of the portfolio: a narrow, sought-after residential market, a singular tax and legal framework, and one conviction — build for snow and slope, hold year-round. One file is under review.

The market, as we practise it

A market of valleys: little buildable land, sustained residential and tourism demand, parishes with very different dynamics. Scarcity makes the value — and imposes patience: we would rather walk away than buy badly placed.

The house’s Andorran file is under review; it will only be presented if retained.

02

Our presence

A direct reading of Andorran land, permits and the local market, file by file — fed by the Journal’s reference texts: prior authorisation of foreign investment, acquisition and holding taxes (ITP, IGI, capital gains), building in the Principality.

03

The assets we look for

High-end residential designed for year-round holding — not just the high season. Mountains are calculated: snow loads, insulation, winter access; our altitude construction guide describes these constraints and how to treat them.

04

Our approach

Review by the house’s method: desk study, visits, counter-appraisals — then, if the operation is retained, a dedicated vehicle, governed in writing. Until the study concludes, nothing is promised: that is the rule, in Andorra as everywhere.

05

What the jurisdiction imposes

Foreign real estate investment is subject to prior authorisation, and Law 3/2024 introduced a specific tax on foreign real estate investment. Acquisition and holding add ITP, IGI and real estate capital gains taxation. These rules are public, dated, and documented in our texts — official sources attached.

Frequently asked questions

Can a foreigner buy in Andorra?
Yes, under prior foreign investment authorisation — and since Law 3/2024, with a specific tax on foreign real estate investment. Our reference text details the mechanism, citing the official instruments.
What does an acquisition cost in the Principality?
Acquisition and holding taxes (ITP, IGI, capital gains on resale) are described, with scales and sources, in our “ITP, IGI, capital gains” text. Every file calls for its own computation.
Where does the house’s Andorran project stand?
A residential file is under review (public status: “Upcoming”). It will only be presented to investors if retained at the end of the review — that is the method.
Why does the house believe in Andorra?
Because the market is narrow, demand is real, the framework is stable — and because building properly for the mountains is a craft the house documents. Land scarcity protects the value of what is well made.
