The house was born twelve years ago, between a first construction site on the Indian Ocean and a notebook of private investor meetings. Since then, the trade has not changed: find real estate operations we understand, structure them properly, and follow them through to the last euro distributed.

We would rather walk away from a beautiful story than bend on a sound operation. Out of twenty files reviewed, nineteen are declined — often after visiting them. In the one that remains, we commit our own capital.

Movement I — Review
The file enters review
The file is visited, counter-appraised, its titles verified. Most stop here.
Movement II — Structuring
The dedicated vehicle is formed
Written governance, jurisdiction-appropriate tax treatment, complete documentation before the first euro.
Movement III — Subscription
Investors enter the capital
KYC/KYB, signature, tracked transfers — every entry leaves a dated trace in the private space.
Movement IV — Operation
The site or the asset moves forward
The house tracks the works, the leases and the cashflows, and reports on them periodically.
Movement V — Distributions
Income is distributed
Each distribution is tracked to the cent and documented in your statement.
Movement VI — Exit
The operation closes
Sale or repayment: the operation joins the record, its documents remain archived.
Discretion is not a posture. It is a method.
How we decide
One retained out of twenty — here is what happens to the other nineteen.

Origination
Files come from the geographies we know — through the notaries, contractors and operators we have worked with for years. We do not chase volume.

Review on documents
Titles, easements, permits, cashflow assumptions: the file is read line by line before anyone travels.

Counter-appraisal on site
We visit. A hotel is tested over a night; a working site is listened to in the morning. What cannot be visited is not retained.

Decision — and commitment
If the operation is retained, the house commits its own capital alongside investors. If it is declined, the refusal is explained.
After the subscription
Investing is a moment. Administering is a duty.
Once you have subscribed, the house keeps the books open. Periodic reporting, distributions tracked to the cent, certificates and tax supports generated then archived, every exchange dated and kept. Your dashboard reflects the same figures the house works with — there is no second version of the truth.
