The record is secondary; liquidity is not
A market clearing 14,000 transactions a month absorbs a resale without discounting it. That is the structural difference between Dubai and most jurisdictions we cover: exit is a market, not a private negotiation. The counterpart is known — a deep market is also a fast one, where cycles turn quickly and where entry discipline (price, district, escrow) makes the performance.
What the credit share says
Over AED 102 billion of mortgages in one half-year: bank financing now weighs on the order of a third of sales. A financed market is a more regulated market — bank valuations, ratios, verifications — and a more rate-sensitive one. The Smart Rental Index slabs and the 9% corporate tax complete the picture of a market normalising in the full sense.

Three watch-lines: the monthly pace holding through H2 (a demanding 2025 comparison base), the off-plan share of sales — the developer-risk thermometer — and the credit trajectory, which will say whether institutionalisation is confirmed.
